Maintenance Technician - Bonneville Apartments & Meadowview Apartments at The Housing Company, Idaho Falls, ID 83402
The Housing Company, a nonprofit organization, has an excellent opportunity for a motivated individual to fill the position of Maintenance Technician at Bonneville Apartments and Meadowview Apartments. These are two apartment communities with a total of 55 apartment homes and many amenities. The need for affordable housing is at an all time high and in this position you will provides an opportunity to help individuals who are in need in the community. This position will be 40 hours per week split between both properties onsite and located in Idaho Falls and Rigby Idaho.
Responsibilities in this role are the following:
Maintenance:
- Maintain the property in a professional manner by providing high quality maintenance service.
- Maintain a clean property in good repair with positive curb appeal.
- Ensure that all vacant units are “rent-ready” within w-days, unless otherwise approved by the Regional Property Manager.
- Complete all painting and repairs within the scope of skill set.
- Respond to work orders within 24 hours unless otherwise approved by supervisor.
- Ensure prompt snow removal as described in the Operation Manual.
- Maintain grounds by mowing and trimming the yard and weeding flowerbeds weekly during growing season.
- Assist Resident Manager with unit inspections.
- Perform all aspects of Preventative Maintenance according to schedule.
- In cooperation with Resident Manager, coordinate external vendors, contractors, etc., monitor the work to be completed, as well as time and materials used.
- Check with supervisor if a contractor is required and ensure that only approved contractors are used.
- Inventory and maintain a stock of required supplies and materials appropriate for the property and as approved by the supervisor.
- Maintain tools and equipment ensuring that equipment is properly maintained and winterized.
- Report any maintenance problems to the Regional Property Manager.
- Follow all company policies as provided in the Operations Manual in all aspects of maintenance which include the following:

Work Order Processing
Purchase Order Processing
Preventative Maintenance Schedule
Key Policy
Inspections
Inventory of Tools and Equipment
Manager Water and Mold
Maintenance Files and Records
Work Rules
Chemical Applications
General Responsibilities:
- In cooperation with Resident Manager, effective and efficient daily on-site operations of the apartment community and observing physical requirements of the buildings and open spaces.
- Working with Regional Property Manager and Resident Manager, make recommendations for property improvements.
- Maintain work policies that consider safety of self and others.
- In cooperation with Resident Manager, adhere to budget, securing advance approval for any item purchased.
- Respond to possible “after-hours” emergency calls.
- Accurately and efficiently complete all responsibilities and requirements listed below, following the established policies of the company as set forth in the Operations Manual: Safety, Fair Housing Rules, Confidentiality of Resident Information, Payroll Reporting and Reporting to the Boise Office.
Team Member:
- Effectively contributes to the financial success of the complex.
- Work effectively with the Resident Manager as a team.
- Maintain effective and positive tenant relations.
- Perform ad hoc duties as assigned, at any property managed by The Housing Company.
Qualification required for this role are the following:
- Requires excellent customer service skills, attention to detail and accuracy.
- Requires scheduling, follow-up.
- Knowledge of general maintenance, carpentry, painting, grounds work, basic plumbing and electrical procedures and techniques is required.
- Carrying a cell phone for emergencies is also required.
- Ability to foster and maintain effective working relationships with co-workers and tenants required.
- Driving for company business may be a part of the job, therefore, a valid driver’s license and current auto insurance are required.
- Lifting, pushing and pulling (estimated % of time 50); carrying heavy items of 20-50 pounds, (estimated % of time 20) twisting, standing or working on feet for long periods will also be required (estimated % of time 85).
